Barrasford and Bird endeavour to ensure that the purchasing process is simple, fully explained and as cost efficient as possible.
We are delighted to assist with viewing trips but shun away from the high pressure sales tactics so often used abroad. To this end we will assist with flights/hotels etc. but leave most of the choices up to the client.
Rentals
Barrasford and Bird and pleased to already be working in partnership with Laguana Tours to offer package holiday rental deals with major tour operators such as; Balkan Holidays, Thomas Cook and Neckerman.
Barrasford and Bird also offer a full management service in conjunction with Laguana Tours and will arrange all management, such as apartment cleaning, transfers, changing linen, collecting security deposits etc. This basically allows for your investment to be ‘hands free’ and gives you peace of mind that your apartment is earning you an income, whilst being monitored and looked after by own, on-site staff.
Barrasford and Bird are also delighted to announce that clients will soon be able to monitor the status of their apartment week by week, using a secure password system for full up to date availability information. Please follow the link to their website below for full details.
The purchasing process
Buying property in Bulgaria is different to purchasing a property in the UK but can still be safe, secure and pain free.
The Law
Bulgarian law currently stipulates that only Bulgarian entities (a person or a Bulgarian company) can purchase land. Therefore if you want to buy land, or a villa with a garden, you must create a Bulgarian company. This is a simple process and we can assist you in creating a company, if you so desire, it can cost up to £500 though.
However, there is no need to go to the expense of creating a company if you are purchasing an apartment. When you buy an apartment, you buy a part of the building and as such there is no need to create a company. This part of the building is freehold and there is no lease, the apartment is yours forever, or until you sell.
The Process
- Buying an ‘off plan’ apartment in Bulgaria is essentially the same as buying in the UK. There is an initial contract signed by all parties, which is basically an obligation to build on behalf of the developer and an obligation to buy on behalf of the client.
- This contract will set out timescales, prices and any penalties for late completion and will be produced by the developers solicitors. It will have been checked by the agent and the client will also have the opportunity to obtain their own legal advice before signing.
- The difference comes when the property is completed. In Bulgaria, there is a third party who basically acts on behalf of the government. This person is called the ‘notary’. It is the notary’s responsibility to ensure that the correct details are entered onto property deeds.
- In essence, the client (passport in hand) and a representative of the developer will sit down with the notary, who will issue the deeds once they are sure everything is correct. The notary is often considered by clients as a government official, ensuring that everything has been done as it should have been.
- This is not meant to be a full explanation of property law but simply a guide to the basic process.

Dear Robin
To go through my visit to Bulgaria;
1. I was met at Sofia airport by Vesselina and a very friendly lady taxi driver from Bourgas. The journey, although tedious due to the poor weather, was filled with information and friendly chat.
2. On arrival at the Mirage Hotel my guide sorted out every thing for me and left me to recover for the evening. The hotel staff were very friendly. The hotel itself was excellent – I was impressed with my room and the facilities available. I had room service on 2 occasions and it was very good each time. Overall, my stay at the Mirage was very pleasing.
3. On the first day Chavda’s father and Vessslina took me all round Sunny Beach and St Vlas. They were excellent companions and gave me a wonderful history lesson. (I am a retired teacher, so I enjoyed that). We had lunch in a wonderful restaurant in Nessebar and then taken back to my hotel to recover! Both of my guides provided answers to the many questions I posed and I spent a very enjoyable time in their company.
4. On the second day I was given a mini tour of Bourgas, opened a bank account and then went to see a solicitor. He answered my many questions clearly. Vesselina told me afterwards that I had asked more questions than anyone else! not suprising if you knew me!
We went back to the hotel as it had been jointly decided that it would be better for me to return to Sofia that afternoon as my flight was very early the next morning. Vesselina and I spent a pleasant hour or so over coffee before I was picked up by Chavda’s father.
5. I was asked which route I would rather go to Sofia by and naturally I chose the scenic route. The journey was very interesting – we travelled through valleys and snow-covered mountains; it was truly beautiful. Although my back was killing me when we arrived in Sofia, I had enjoyed every moment of the journey and my guide could not have been any better; he was so knowledgeable about the country, it was a pleasure to be in his company!
6. The hotel in Sofia was very pleasant and I was collected by Chavda at a very early hour to get to the airport on time. Again, he was very friendly and put me totally at my ease.
All in all my trip to Bulgaria was very tiring but really helpful. Everyone involved with me on my trip were most friendly and helpful and I cannot praise them enough – they really impressed me.
I would also like to thank you for answering my many questions. I did need to be totally sure before I proceeded. I will be booking my flight for August 1 shortly. I will be bringing a friend with me – she may well be interested in purchasing a property in Bulgaria and so it will be a useful trip for her. I have told her that we will be able to stay in the apartment so I do hope that everything goes smoothly.

Like you, before I met Robin and Alan I was a bit worried, these worries soon disappeared when I met them in Bulgaria to view the property which I was interested in.
I was delighted with the way I was treated and found their hospitality to be second to none which made the purchase of my apartment very easy and without any pressure sales.
The Company who I’m sure will be building the Apartment which your looking at will be Dinevi and Co who I found out are by far the best constructed and best finished off apartments you’ll find on the Black Sea Coast of Bulgaria.
I visited other properties in the area and found that only Barrasford and Bird were true to their word on location i.e. a few hundred feet from the sea, other companies who claimed this I found that not only were they not near the sea but were also across a busy main road and did not have any kind sea view.

I am sat in Sofia airport waiting for my trip back to Saudi.
I just want to let you know that everything went better than expected, I was gobsmacked by the place to be honest, as salesmen your job is easy once the property is viewed! Awsome springs to mind.
Chavdar was very good and informative but I was especially pleased with Vessi she was excellent! helpful to a tea, she is a Diamante and an asset to your company!
That’s all for now. Would you inform me as soon as the Diamond complex is released because having seen the area I am definitely interested in purchasing further properties.
